     However, I have probably made more money in real estate investing than 98.7% of “sophisticated” real estate investors.

     Well, in truth, I have an unfair advantage over the vast majority of real estate investors.

     You see I am what many people would refer to as…


An 'Investigator'!

     Let me explain:

     After high school, in 1996, I went to work for the police department in my town... I worked for the drug force for six years... then shortly after that I was the Deputy Coroner for our county for five more years... The one thing I know how to do is investigate... and it was a good thing...

     I got curious about real estate.  But with maxed out credit and no money... my options were limited...

     And, probably just like everyone else who wants to make it BIG in real estate, I bought just about every book, program and course, and attended every seminar I could afford.

     I emptied my wallet on every last scrap of information I could dig up from the likes of: Carlton Sheets, Robert Kiyosaki, Robert Allen, Ron LeGrand, Jeff Kaller, Kris Kirschner, and so on, and so forth.

     Yet, oddly enough my first deal came about from looking through some real estate books on the internet...

     I stumbled upon a book by TC Bradley about lease options. I bought the book and immediately starting reading it... being an ebook... I got it within five minutes of ordering...

     Glancing through the book I saw one technique that I had never heard of… So I put it into action...  It was a free method!

     Less than one week later…

     I got my first house.  I put $10 down and did a lease option…

house 1Check out my first home.  $10 down. NO Credit Check.   Less than three weeks later, I had a great couple who handed me $2500 dollars to rent-to-own.  I was making $145 a month on the difference.  When they buy the house, I will get another check for $13,450 at closing.
 
Look at what the seller said,
"At  first I was skeptical about the whole process.  My house had been on the market for over 8 months.  Trey was able to work my deal and get a buyer in 2 weeks."- Bill

     I tried to contain myself from screaming “YES”, when I asked him, “What if I could cover your payments and cash you out sometime in the future for the full amount?" He hesitated a moment, then replied, “That would work... I just need to get out from under this payment."

     Two weeks later I put a couple in the house and got a check for $2500 and was making $145 more a month in payment… than I was paying the owner.

     Less than one week later...

     To make a long story short, I had my second property for $10 down... In two weeks total...  I had a tenant buyer give me a check for $7500 as non-refundable option money...

house 2One week later.  It worked again. $10 down. After I got the house, a lady called and wanted to see the house. ( I received over 200 calls because of the signs I put out.) She handed me a check for $7500.

I'm also making $145 a month on this one and when it sells there is $19,000 at the closing table.


     It worked...


     I was sold... I was literally hooked!

     Well, that has been over six months now... I have ten houses... all with no more than $10 down and all made me money on the front-end and in the middle every month...


     Now, that makes for a nice story, but it illustrates a very real timely and costly problem that is a royal pain in the butt for all real estate investors.
