2) Price:

It goes without saying... you are dealing with the middle man.  He makes his money on the difference of what he got the house for versus what he can sell it to you for... The wider the gap... the more he makes off you.

Is the house worth what you're having to pay? Here's a landlord secret: The house price is going to be at the maxed-out price of what they believe it'll be worth in a year.
 
So you just excited to live in your home for a year... never thinking much about the price fo the house when you have to buy it... When the time comes... you find out it's more than you can afford... You get mad and leave. Exactly! That was the plan all along.

Don't get nailed with some 'Landlord-high-quoted-outrageous-price'...

Call up any real estate agent in the paper.  Tell them what neighborhood you're looking at.  Ask... 'What do the houses run in this area?  How much are the houses appreciating in this area?  Is the neighborhood on its way up or down?'


Note:  Every neighborhood is either going up or down- never the same.   If you need armed security when you get out at the house, then that's not the place for your family...

Now, go in the neighborhood and pull some flyers from houses that are for sale.  What's the prices?  Are they near the price that you're going to have to pay?

Most investors/landlords will bump the price up and will show you that you'll get the opportunity to get into the house for much less than it will be worth in a year.  But some... will eat your lunch... 


A year from now you're trying to get a $150,000 loan on a house that's worth $130,000. (The math won't work out.)

The price may be ok... and... then again it may not be ok. You'll know when you investigate the prices.

Third mistake:  Maintenance


     What kind of mistake can you make with maintenance? A big, messy one.


One of the strong selling points of lease to own homes is now you're an 'owner-in-training.'  With that being said, maintenance is passed on to you, the tenant...

This is a good move for the landlord... and for you- as long as it has limits.

Big, crucial question! What is the amount of maintenance that you are liable for each month? 

Find out... what's not covered?  If the roof leaks and a lake forms in the living room, whose paying for it? 

Watch the contract! Take your time and read the fine print on the maintenance.  You don't want to hand over $2000 when the air conditioner goes out.  But if it's in the contract, you're liable.

4) Term of The Lease...
