Ok, you've asked
about the price. You can

Is
the house worth
what you're having to pay?

some flyers from houses that are for sale. What are the
prices? Are they near the price that you're going to have to pay?
Most
investors/landlords
will bump the price up to what the house should
be worth when you get ready
to buy it... They'll show
you that you'lll get the opportunity to get into the lease option house for
much
less than it'll be worth in a year.
But some landlords... will eat
your lunch with
the price
of the house...
A
year from now
you're trying to get a loan
for $150,000 on a house that is worth $130,000. (The math won't work
out.) And what is the conclusion- you walk away and lose all your money and time you've
invested...
The
price may be
ok... and... then again it may
not be ok.
You'll know when you investigate the prices. Do you think the
area is going to go up 15%
in the next year?

Maintenance:
What kind
of mistake can you make with maintenance? A big, messy one.
One of the strong
selling points of a lease option home is that you're an
'owner-in-training.' The truth is that you are going to pay for the maintenance...
It's
passed on to you, the tenant...
This is a good move
for the landlord and the
tenant- as
long as it has limits.
Big,
crucial question!
What is the amount of
maintenance that
you are liable for each month? Don't Let It
ALL Fall in your lap... You'll be handed the whole ball of wax if you don't
watch out!

the roof

The length of time that
you've got before you have to get a loan...
There are
investors/landlords(sharks) who will
place
you in a home and they know darn well
