Let's Talk About The First Mistake Made...


     The odds are good that you will make at least one of these mistakes when getting your own alpaharetta rent-to-own home. 

     The question is, do you know which one?

     So let's get to the first mistake that I see buyers making that are looking for their rent-to-own home...

1) Payment

     I have talked to dozens of buyers who are wanting to get into one of my rent-to-own homes and guess what is the last question they ask? The Price.

     What does that have to do with the payment?
    
     Stick around and I'll show you...

     What is the price of the house that you are wanting to buy? A lot of people get so locked in on being able to afford the rent each month that they never stop to think- Can I afford this house when I need to get the loan?

     Do not get into a house just because the payments are so affordable and then not be able to buy the house because of the price. That is crazy.  You are paying more per month just for the opportunity to rent-to-own.  Don't do it if you wouldn't be able to afford the payment once you get your loan!

     All you've done is rent a house for a year and paid too much in rent...


Here's how to avoid this mistake:

1) Get the price.
2) Use a mortgage calculator.
You can find a good one at bankrate.com


     Put in the price of the house that you are looking at. Then put in an interest rate which is a little higher than what is posted as today's rates. Why?  Because most of the time you will not be able to qualify for the rate that is posted on the sites or at your local bank.

     For example.  Today's rate 6.0%  then you enter 7.0%.

     On taxes- put in 1% of house price.(as a ballpark figure) On insurance- put in 1/2% of price. 100,000 house  at 7.0% rate-  taxes $1000  insurance $500. Now press *calculate* and ask yourself...

     Can I afford that payment?  Be realistic.  Don't get in over your head. Been there-done that- lost my shirt. If that payment is too high, don't get the house.  You are setting yourself up for failure.

     Don't get so locked in on the payment amount that you forget that one day you'll need to get a loan to keep the house.

     In a minute...

    Now, let's take a look at the next costly mistake you don't want to make...

2) Price:

     We talked about it a little before but let's jump in it deeper... Ok, you've asked about the price.  You can afford the payment when you get the loan. But don't forget...

    Is the house worth what you're having to pay? Yeah, you're going to pay above average to some degree because of the convenience of getting into your home today. Yes, you are seen as more of a risk because of the stumbles in the past. 

     But don't get nailed with some 'Landlord-high-quoted-outrageous-price'...

    Call up any real estate agent in the paper.  Tell them what neighborhood you looking at.  Ask... 'What do the houses run in this area?  How much are the houses appreciating in this area?  Is the neighborhood on its way up or down?'


    Note:  Every neighborhood is either going up or down- never the same.   If you need armed security when you get out at the house, then that's not the place for you...

     Now, go in the neighborhood and pull some flyers from houses that are for sale.  What are the prices?  Are they near the price that you are going to have to pay?

    Most investors/landlords will bump the price up from what it is worth today and will show you that you will get the opportunity to get into the house for much less than it will be worth in a year.  But some... will try to eat your lunch with their pricing. 


    A year from now you're trying to get a loan for $150,000 on a house that is worth $130,000. (The math won't work out.)

    The price may be ok... and... then again it may not be ok. You'll know when you investigate the prices.  Do you think the area is going to go up 15% in the next year?

    I can't answer that for you because I don't know your area.  But you will- after doing the above.

    Hope I got you thinking...  Now for #3...


3) Maintenance:


     What kind of mistake can you make with maintenance? A big, messy one.

 


    One of the strong selling points is that you are an 'owner-in-training.'  With that being said, maintenance is usually passed on to you, the tenant...

    This is a good move for the landlord and the tenant- as long as it has limits.

    Big, crucial question! What is the amount of maintenance that you are liable for each month?  Do NOT  let it be unlimited.

    Find out... what is not covered?  If the roof leaks and ruins your furniture, who is paying for it? 

    DO NOT get into a contract without reading the fine print on the maintenance.  You probably don't want to hand over $2000 when the air conditioner goes out.  But if it is in the contract, you are liable.


    On my agreements,  I try to limit it to $200 per month. Some landlords try to leave you with the WHOLE amount. Be careful! 

    If you like this small tidbit of info, then hold on to the end...

    Let's look at the last mistake made and the biggest:


4) Let's call it ' terms ':

    Let's define it:  The length of time that youve got before you have to get a loan...


    There are investors/landlords(sharks)  who will place you in a home and they know  darn well that in a year's time there is no way for you to be able to get your loan. Your credit is trashed.

    You are being framed... set up!

    Result:  You going to have to start over- lose your option money... and you've been paying a higher rent every month for what...nothing!

    You see, many times...

 A One-Year Lease Is Not Going To Be
Enough Time To Repair Your Credit...

 


    It's just not enough time.  Don't get into a position that you won't be able to buy the house.  You will lose your 'several thousand option money' (money you put down). You can now do nothing but pack up your stuff and move.

    The landlord will ask you to leave... or put down more money... pay more rent and stay another year. If you don't stay... you've lost all the time and money you have invested...

 That's not the way to go...
